Real property taxes apply to land and any structures attached to the land, such as houses, buildings, and improvements. These taxes are assessed based on the market value of the property, which is determined by the county assessor`s office.
Business Personal Property Tax

(Business Equipment)

Business personal property taxes are levied on tangible assets owned by businesses that are not permanently attached to real property. This includes items like machinery, equipment, furniture, computers, and other tools used in business operations.
Manufactured Home Tax

(Mobile Home)

Manufactured homes are taxed as real property if placed on a permanent foundation, using standard property tax rates. If not on a permanent foundation, they are taxed as personal property, assessed similarly to movable assets like vehicles.

2.65% for all transactions (minimum fee of $1.50)

2.65% for all transactions (Excluding Visa)

No processing fees
*No portion of the convenience fee is paid to Utah County or any other government entity. This fee is collected by a financial intermediary that processes the payment to cover processing costs.

Pay-in-person via check or cash with the Utah County Treasurer located at 100 E Center Street Suite 1200 (main floor) Provo, UT, 84606. (Please note that our offices will be closed November 28 and November 29, 2024 for the Thanksgiving Holiday.)
Pay over the phone by calling 801-980-3620, Option 1 for real property, Option 2 for all others.
What You Need to Pay Online

Real Property Taxes: Before you make a payment you’ll need your property serial number. Look up your serial number using the Utah County Land Records system.

Business Personal Property / Manufactured Home Tax: Before making a payment you’ll need your business personal property account number.

Requesting a Property Tax Payment Refund

To request a refund, an Indemnity Form must be signed and notarized. The original must be provided to the Treasurer`s Office before the refund can be initiated. Proof of ALL payments must accompany your request. You can download the form by clicking on the button below

Changing Your Mailing Address

The Utah County Treasurer`s Office is responsible for maintaining the mailing address of both the Valuation Notice, which is mailed approximately at the end of July, and the Property Tax Notice, which is mailed approximately the third week of October each year. The name and address used for mailing will be the name and address on the vesting title document on record as of January 1 of the current tax year. It is our goal to have our mailing addresses as accurate as possible, therefore if you are a new owner or if you have moved recently, please make an address change online

Please note: If the physical property address is incorrect in our records, it will be necessary for you to contact the Utah County Assessor`s Office to make this correction.

If you have a mortgage company/escrow account you will still want to receive both your Valuation and Tax Notices. The Valuation Notice will enable you to verify the market value of the property for the tax year and provide you with information should you desire to question this value through the Utah County Board of Equalization. The Tax Notice will provide you with the amount to be taken from your escrow account in the event you have one, or instead, provide you with the tax amount in order for you to make the payment. If a mortgage company has provided us with information regarding your escrow account and it has been provided in a timely manner, an indication of this will be printed on your tax notice. The notification appears as : "XXX Mortgage has requested your tax information". This is NEVER a guarantee that payment will be made but only an indication that this particular mortgage company has requested the tax amount for the parcel. If your escrow account includes reserves for the payment of taxes, you may wish to verify with your mortgage company of their intent to pay.

Prepay Coupon Program

What are prepay coupons?

Prepay coupons are provided as a convenient means of prepaying property taxes. This is not a requirement nor are there any penalties attached for missed or late prepayments. Coupons can be printed from the link provided below. Coupons are not required if you choose to make prepayments throughout the year. Your payment can be processed as long as it is for a minimum of $10.00 and you have provided us with a valid property serial number. This serial number can be located on Valuation Notices (mailed July of each year) or on the Property Tax Notice (mailed October of each year). You may also wish to visit the Utah County Land Information page to obtain basic property, owner, tax, appraisal and recorded information.

How is the prepay amount calculated?

The estimated prepay amount is computed using the previous years tax amount. This is determined by calculating 10% of that tax amount. For example: if last years taxes were $875.00, your coupon payments will each be $87.50. Calculations are rounded to the nearest figure. If you (or the previous owner) were assessed at a lower value last year (ie vacant property, partial assessment, etc) the coupon amount will reflect that lower figure. Please send only (8) eight coupons. This will be payments for the months of January through August and WILL NOT PAY YOUR TAXES IN FULL. To determine the credit that would be applied should all prepays be made, simply multiply the coupon payment amount by eight.

Example: Previous year taxes: $875.00 / 10 = $87.50 x eight coupons = total credit of $700.00. The resulting balance, due November 30, would be $175.00 if your current property taxes remain the same as the previous year. An estimated tax amount will be provided to you on your current year valuation notice. This is mailed approximately at the end of July each year. This will help you determine the balance due, assuming all payments are made.

Checklist:

Serial numbers are required for all payments submitted.

Print only eight (8) coupons, January through August. These will not pay the current year`s tax in full.

Coupon payment amounts are based on the previous year`s tax amount.
